Bucket List Golf, The Final $26.8k Reno Math, & Why Your Salary Is Shrinking

Hey there Reader,

If you are reading this, I am currently packing my bags for what can only be described as a bucket-list week of golf. Starting on Tuesday, I am heading out to play a gauntlet of some of the most exclusive and historic courses on the East Coast:

A lot of people ask me how a physiotherapist from Hamilton gets access to these kinds of private, invite-only clubs. The answer is simple: Your network is your net worth.

I met a buddy at a golf tournament a while back, and we just hit it off. He happens to be incredibly well-connected in the golf world, but more importantly, he is a brilliant professional. He actually ended up becoming our lawyer, handling our post-nuptial agreement, our real estate closings, and our Wills and POA's

It is a great reminder that building genuine relationships outside of the clinic walls pays dividends in every area of your life—from protecting your assets to getting a tee time at Brookline.

The Rental Property Turnover: Final Numbers

Speaking of assets, the renovation at our rental property is officially done.

A few weeks ago, I shared our initial estimate of ~$25,000 for this cosmetic lift. We came in just slightly above that, primarily because we called an audible at the end and decided to replace the countertops and backsplash to completely bulletproof the kitchen for premium rent.

Here is the exact, final mathematical breakdown of what it costs to turn over a property in 2026.

(Note: I’ve grouped the expenses below so it's easy to read on your phone!)

Final Renovation Budget (Actuals)
Painting & Cabinets (Labour)
Impact: Painting (Full house spray + cabinet enamel). Saves tens of thousands compared to full replacement.
$14,690.00
Flooring & Carpet
Impact: Flooring (LVP & Berber Carpet installation). Expands visual footprint and handles heavy tenant wear.
$5,546.41
Countertops & Backsplash
Impact: The last-minute audible that bulletproofs the kitchen for premium rent.
$4,972.00
Paint, Supplies & Cleaning
Impact: Sherwin Williams, Home Depot, Dollarama, and carpet cleaning rentals to restore without full replacement.
$1,126.60
Lighting, Smoke Detectors & Incidentals
Impact: Costco, Walmart, Amazon, Best Buy + Intact Insurance. Cheap, high-ROI details that make the property feel brand new.
$563.61
Total Final Cost
$26,898.62

(Reminder: We are increasing the rent from $2,505/mo to $3,200/mo. That extra $8,340/year in cash flow pays for this entire renovation in just over 3 years, all while the house appreciates).

📉 Why Your Clinical Salary Is Shrinking

If you are wondering why I am so obsessive about pouring cash into rental properties and index funds rather than just saving my clinical paycheck, you need to read this recent report from Notus regarding inflation and wages.

The data is brutal.

Over the last few years, even though nominal wages have gone up, inflation has completely erased those gains.

The purchasing power of the average worker is actually lower today than it was a few years ago.

This pairs perfectly with another data map I saw this week from Visual Capitalist that tracks the average monthly salaries in 69 major cities worldwide. Even if you live in a high-paying city, if your income is 100% tied to your physical labour, you are on a treadmill.

You are working harder just to buy the exact same amount of groceries.

This is the core mission of Financially Fulfilled Pro. You cannot simply "earn" your way to wealth through clinical hours anymore. You have to convert those deflating fiat dollars into hard assets (like real estate or equities) that rise with inflation.

A Quick Laugh: The Emoji Generation Gap

To end on a lighter note, if you are texting your contractors, your younger patients, or your kids this week, be careful which emojis you use.

The New York Times just published a hilarious interactive piece on the generational divide in emoji usage. Apparently, if you use the standard thumbs up 👍 or the laughing-crying face 😂, you are officially outing yourself as an older millennial or Gen X. (Gen Z prefers the skull 💀 to indicate they are "dead" from laughing).

As we get older and build wealth, let's make sure our portfolios, and our text messages, don't get too dated. 😉

Enjoy the rest of your Sunday. I’ve got a bag to pack!

Howdy Reader! This week’s edition is going to be a bit shorter and sweeter than usual because I am currently writing this from the couch, feeling quite ill. I woke up this morning with a full-blown cold. Seriously, who gets a cold in the middle of August? It feels completely backwards and I don't feel the best right now, but we are pushing through. Other than the bizarre summer sickness, it was a fairly standard week for us. We had three different Airbnb guests check in and out over the...

Reader Compared to last week’s wild 72-hour grind, things were a little more subdued around here, though Mother Nature had her own plans for my long weekend. I played in the Club Championship tournament at our golf course this weekend. Unfortunately, today’s round was completely rained out, pushing the final round to tomorrow. While a rainout isn't ideal when you're in tournament mode, it ended up being a blessing in disguise. It gave us the perfect window to pivot and focus on our rental...

Reader If you are reading this and feeling a bit tired from your weekend, I promise you, I am right there with you. We just wrapped up an absolutely wild, sleep-deprived 72 hours, and my body is definitely feeling it. Did not have a good sleep last night :( It started on Thursday night. We had received a quote of over $1,600 to clean and stain the accessible walkway at our Highland Orthoapedic Institute clinic. Naturally, Katie and I looked at that number, looked at each other, and decided we...
